1. Parties Involved

This agreement is entered into between:

2. Investment Purpose

Investor agrees to participate in the Next Fit LLC Real Estate Asset Partnership Model, investing in a HUD-eligible residential property in the United States. The funds shall be used solely for property acquisition, renovation, and refinancing under the BRRRR 2.0 model.

4. Payment Security

Investor funds will never be deposited into Next Fit LLC’s checking account. All capital must be transferred to:

• ✅ A licensed Escrow Title Company

• ✅ A certified InTrust Account

• ✅ Or a registered Title Company

Funds are only released under pre-agreed milestones:

• Closing & acquisition

• Progress-based renovation draws

• Capital + ROI repayment

• Monthly income distributions

5. Return Timeline

• Upon completion of refinancing (within 3–4 months), Investor receives:

  • 💵 100% of Capital

  • 📈 10% ROI (fixed)

Then begins:

• 🧾 25% of net monthly rental income (for 96 months)

• 💼 25% of net refinancing proceeds at month 48

• 💼 25% of second refinancing proceeds at month 96

6. Ownership & Rights

Investor is not a property owner, but a contract-based stakeholder with:

• Full access to verified documentation

• Secure payments tracked via project dashboards

• Weekly update reports upon request

7. Exit & Succession

Investor may appoint a legal heir or beneficiary. Succession is documented within the same contractual terms via notarized confirmation.
