We are not limited to a single agency’s listings — you will receive every property option that fits your needs, from all agencies and off-market sources. Here’s how we do it:


Step 1 – Client Onboarding

Once you purchase your package, we:

  • Assign your dedicated Buyer’s Agent.

  • Gather essential details about your goals, preferences, and timeline.

  • Provide secure access to your personalized client portal for all updates, documents, and communications.


Step 2 – Needs Analysis & Roadmap Creation

This is the nerve of our process — your competitive advantage.

  • We conduct an in-depth Needs Analysis to define what you want (and don’t want).

  • Clarify your timeline, lifestyle needs, and investment priorities.

  • Identify must-have and deal-breaker property features.

  • Deliver your customized purchase roadmap, which guides all further steps.


Step 3 – Map Exploration & Sector Focus

We don’t just talk about areas — we show them to you.

  • Compare neighborhoods based on your priorities (proximity to beach, schools, ROI potential, quiet zones, etc.).

  • Select your Property Search Zones to save time and focus only where it matters.


Step 4 – Budget Planning & Financing Support (if needed)

  • Fine-tune your budget for maximum efficiency.

  • If financing is required, we connect you with Prisma 67, Mexico’s leading mortgage brokerage for foreigners, to get pre-qualified and define your purchase limits.


Step 5 – Property Shortlist Report

Once your roadmap is defined, our research team delivers:

  • A comprehensive report with both on-market and off-market opportunities.

  • Direct access to all listings from all agencies, not just ours.

  • Property comparisons with pros, cons, and preliminary legal & market checks.


Step 6 – Accompanied Visits & Inspections

We personally accompany you to visit selected properties:

  • Coordinate all tours (in-person or virtual).

  • Provide neutral, objective feedback during visits.

  • Arrange preliminary construction inspections led by Mathieu Villeneuve, Director of Construction & Project Execution.


Step 7 – Negotiation

Your Buyer’s Agent negotiates on your behalf to:

  • Secure the best possible purchase price.

  • Obtain favorable terms, timelines, and conditions.

  • Protect your deposit through contractual safeguards.


Step 8 – Offer, Counteroffer & Contract Support

We:

  • Prepare and review offers.

  • Manage counteroffers and keep negotiations strategic.

  • Coordinate with notaries, attorneys, and escrow companies.

  • Ensure you fully understand every clause before signing.


We conduct a Level 1 Legal Investigation as part of your package:

  • Verify ownership, permits, and basic documentation.

  • Ensure the property is free from visible liens or disputes.

Level 2 Legal Investigation is highly recommended for complete due diligence. This advanced investigation is not included in the Buyer’s Agent package and is billed separately.


Step 10 – Closing Support

We are by your side at closing:

  • In Mexico: Coordinate with the notary and manage the fideicomiso (if applicable).

  • In the U.S.: Work with the title company to finalize your purchase.

  • Assist with final payments, deposit handling, and tax considerations.
