12.2 Service Agreement – Gold Package

This Service Agreement (“Agreement”) is entered into between Next Fit LLC (“Company”) and the undersigned client (“Buyer”) for the purchase of the Gold Buyer Package.

1. Package Overview

The Gold Package is built for thoughtful buyers who want maximum clarity, flexibility, and premium hands-on support.

Includes:

• 15 to 18 curated property proposals

• Advanced off-market research & access to exclusive listings

• Accompaniment for 8 property visits (🚗 Ground transportation included when a visit is booked)

• All offer negotiation, legal coordination, and financing support

2. Timeline & Day 0 Definition

This Agreement is valid for 10 weeks starting from Day 0, which is defined as the day the Buyer receives the Curated Property Report from our research team.

The period of 10 weeks covers Steps 6 to 8 of our 10-Step Buyer Roadmap (property visits, inspections, negotiations). Once an offer is accepted, the Agreement remains valid until the closing at the Notary (Mexico) or Title Company (U.S./Canada).

3. Refundable Retainer

The $3,500 USD payment for this package is a refundable retainer, not a fee. When the Buyer closes on a property with Next Fit LLC, the retainer will be refunded within 24 hours after the signing at the Notary or Title Company. The refund comes from the Company’s share of the seller-paid commission. If the Buyer purchases through another agent or independently, the retainer will be treated as a paid consultation & coaching service and is non-refundable.

4. Buyer Expenses

Due diligence costs (technical inspections, legal reviews, notary/title quotes) are not included and are payable directly by the Buyer if/when an offer is submitted.
