12.1 SERVICE AGREEMENT – SILVER PACKAGE
🤝 Service Agreement – Silver Package

1. Scope of Service
Mystard agrees to provide the client with the following services:
📋 45-minute Needs Analysis Interview
🗺️ Sector & Map Exploration
💰 Budget and Financing Review (via Prisma 67 if applicable)
🔍 Curated proposal of 15 properties, from multiple agencies and off-market sources
🏠 Coordination and accompaniment for 4 physical property visits
🤝 Offer structuring & negotiation with sellers
⚖️ Legal coordination up to the signing of the purchase offer and preparation for Notary closing
2. Validity & Timeline
This agreement is valid for 4 weeks, starting on Day 0 (the day the curated property proposals are officially presented to the client).
The 45-minute interview and preparation work precede Day 0 and are included as part of the package.
Additional time or services can be added upon request (extension = $500 USD).
3. Refund Conditions
The $1,500 USD is a refundable retainer, returned to the client if the following conditions are met:
The client successfully purchases a property using Mystard’s representation
The transaction is closed and signed in front of a Notary
Full payment has been made to the seller
The closing is coordinated by Mystard’s team (or with approval if done through a partner)
The refund will be issued within 24 hours of closing, by bank transfer or check.
4. Non-Refundable Conditions
If the client does not complete a purchase within the 4-week validity period, the payment is not refunded and becomes a fee for:
Consulting and strategic advice
Research and coordination services
Market access and legal preparation
No further services are due past the validity window unless a new agreement is signed.
5. Legal Notes
All legal due diligence and Notary costs are the responsibility of the client
Mystard does not guarantee mortgage approval or legal outcomes
This agreement is governed by the laws of the State of Quintana Roo, Mexico
