We start with a 45-minute strategy session to clarify:

  • Your lifestyle and location preferences

  • What kind of investment or home you’re looking for

This step helps us build a precise, customized search strategy.


🗺️ 3.2 – Map Exploration & Sector Focus

We don’t just talk about areas — we show them to you.

Together, we explore the local map, compare neighborhoods, and select the zones that align with your priorities (proximity to beach, schools, quiet areas, investment ROI, etc.).

You’ll walk away with a focused “Property Search Zone” that saves time and energy.


💰 3.3 – Budget Planning & Financing Support

You tell us your budget — but we help you refine it.

If you’re financing, we connect you with Prisma 67, Mexico’s leading mortgage brokerage for foreigners. They’ll pre-qualify you and explain your limits.

This step ensures we don’t waste time looking at properties that are too high or too low for your actual plan.


Unlike traditional agents, we don’t just send MLS links.

We search:

  • Properties from all agencies

  • Off-market listings

  • Developer inventories

  • Direct owner opportunities

Then we present a clean, organized shortlist of the best matches, with explanations, comparisons, and notes.


🚘 3.5 – Accompanied Visits & Evaluation

We personally accompany you to visit the selected properties.

We coordinate all the visits, ensure you don’t get overwhelmed, and provide you with neutral, objective feedback on what you’re seeing.

You’ll never feel “sold to” — we’re there to help you evaluate.


Once you choose a property, our legal team gets to work:

  • Confirming land ownership, permits, and documents

  • Ensuring the property is free of liens or disputes

  • Preparing the purchase offer

You can use your own lawyer, or one of our trusted legal partners.


📝 3.7 – Fideicomiso & Notary Closing

We coordinate with the Notary Public and the bank trust (Fideicomiso) to:

  • Open or transfer your trust

  • Finalize the deed (Escritura)

  • Assist with final payment, deposit handling, and tax advice

This is where your refundable fee is returned (within 24 hours), and your new property officially becomes yours. 🎉
